In less than two hours, you can travel from the surf and sand of Venice Beach to the rolling hills and dry climate of San Bernardino Valley. Another fairly brief jaunt lands you among the cool breezes of Big Bear Lake.

As you can see, our region packs an amazing level of geographical diversity into a fairly small area. And because different buyer profiles are drawn to each, it’s virtually impossible to discuss a single Southern California home market market overall.

The Inland Empire departs drastically from the beach communities to the west and the transitional or gateway areas of Yorba Linda, Brea, Placentia and others.

Lots to Love in the Inland Empire (but the Commute Isn’t One of Them)

Forbes magazine named the Inland Empire as one of the Top 10 U.S. real estate markets to watch in 2016.

The IE features some amazing historical properties that range in design from Victorian to Spanish Colonial. But perhaps most attractive to home buyers, the area is exploding with new master-planned communities and all of the amenities that follow new home construction.

This is also the closest of the “drive til you qualify” suburban markets that make real estate affordable for first-time home buyers. Yes, you may face an arduous commute if you drive into L.A. for work, but your dollar will go further.

And as many businesses are relocating into the IE themselves, the area’s employment opportunities are growing as well.

Yorba Linda Is the Gateway to the Inland Empire

To reach the Inland Empire, commuters must pass through Yorba Linda. The route in and out of the IE is essentially a funnel by way of the California 91 expressway, also known as the Riverside Freeway. 

Unfortunately, the funnel narrows right about there, and commuter traffic bogs down in earnest on a daily basis.

If you look off to your left as you’re stuck in traffic, and notice the warm twinkle of lights that indicate families are already home and settling in for the evening, chances are you’re looking right at Yorba Linda.

If you lived there, you would already be home!
